November 2025 Newsletter: Will there be a Q4 Slow Down in NYC's Real Estate Prices?


Manhattan’s tightest market in six years meets Brooklyn’s luxury era, with waterfront condos breaking $2,000 per square foot. NYC continues to defy national trends, but winter is coming.

​October delivered the market's second consecutive month of above-average contract activity, a streak we haven’t seen since the post-pandemic recovery. Despite pre-election uncertainty around Zohran Mamdani, buyers remained engaged, with deal flow outpacing seasonal norms. The listing climate has improved progressively since summer, and the last several weeks have shown a notable pickup in activity across the board.

​Manhattan closed October with inventory at its lowest level since 2019, creating a uniquely supply-constrained environment. While closed sales and pricing dipped modestly year-over-year, contract signings surged nearly 16% compared to last October, signaling stronger momentum ahead. Properties are also moving faster, with days on market improving meaningfully.


​Brooklyn on the other hand is experiencing a shift in buyer priorities. While closed sales declined year-over-year, pricing strengthened significantly driven by luxury waterfront developments like One Domino Square and Williamsburg Wharf, where prices exceed $2,000 per square foot. Brooklyn is "coming into their age of luxury" with larger-scale, higher-end finishes, pushing the borough's overall price per square foot up nearly 12% year-over-year. For buyers, elevated inventory creates selection while for sellers, strategic pricing matters more than ever.
