Boulevard Broker Helping Your Buy/Sell

Oh there’s no place like Home for the Holidays!

Here on Riverside Boulevard, we relish in this magical time of year. When the Hudson River is quiet, the skyline sparkles a little more, and we prepare to celebrate in our beloved homes.

I’m a resident of Riverside Boulevard and have hyper focused on how the each building trades, block by block.

From West 72nd Street down to Waterline Square, I’ve distinguished myself against other agents because I have tracked internal building sales as well as demand for different home sizes for the last ten years. I’ve also become a resource to owners and investors alike by hosting an annual Smart Move Seminar, which invites past and prospective clients to meet our team, and obtain an annual market value report of their property; just like you would with a stock portfolio.

Below are some of the properties I’ve represented, and an overview of how the transaction unfolded.

220 Riverside Blvd

This building is particularly interesting because it is zoned for PS 199, has an internal courtyard space, and is undergoing a full lobby renovation ( commencing Oct 2026). Hallways were renovated in the last 10 years, creating a more elevated, clean, and inviting ambiance on each floor and elevator landing.

I represented buyers who were renting on the Boulevard for a number of years. We were able to negotiate the inclusion of a deeded storage unit as well as delivery of the apartment fully vacant. The unit had been rented for some years, and featured an original kitchen design as well as both original finishes in each bathroom. My extensive knowledge of how to value the price per floor as well as the unique corner view helped us secure this home for a 10% Discount.

I represented a family who intended to sell their first home and relocated to Westchester County. After numerous failed attempts in marketing the property and pricing correctly, I took over the listing and implemented my unique strategy. We received mulitple offers during the holiday season, during the dead of winter, and secured a buyer to close in the timeframe that was ideal for my sellers.

My client was a primary owner and resident who upgraded into a larger two bedroom within the same condo. We rented her unit above the asking price in 3 days and ensured the tenants were approved by the condo board in less than a month. Through the changes of the Second Home Tax, also known as the Pied-a-Terre tax, we navigated numerous documents to ensure her primary home, now an investment/rental property, would be designated as such. The home may be available for sale in the upcoming months. It’s an exceptionally quiet and large one bedroom, with a bedoom office nook, and additional half guest bathroom.

200 Riverside Blvd

This is the very first condo built on the Boulevard, and strategically located on West 70th Street with easy access to the M72 Bus, Subway, and garage parking.

We are currently representing a fully renovated split two bedroom, home office, and two bath home. The space has been designer renovated and cared for by a primary owner/resident for a number of years. It faces the eastern NYC Skyline and offers an exceptional opportunity to move into a graciously wide layout. The home is a corner unit, with three different walls of windows and natural light exposures.
